$2.2 Million Homes in California

Los Angeles | $2.199 Million

A 1964 house with five bedrooms and three bathrooms, on a 0.3-acre lot

This Woodland Hills house was designed by Charles Du Bois, a prolific local architect who worked as a set designer for MGM early in his career. It was recently renovated and has new electrical and plumbing systems; new interior and exterior lighting; and new windows.

The property is less than half a mile from hiking trails that wind through the Upper Las Virgenes Canyon Open Space Preserve. The Commons at Calabasas, a large shopping center, is about 10 minutes away. Driving to Malibu takes about half an hour. Downtown Los Angeles is an hour’s drive.

Size: 2,776 square feet

Price per square foot: $792

Indoors: The front yard was landscaped during the renovation, and wide concrete stairs complement the plantings, leading up to the front door.

The entrance is directly into an airy living room with white walls, wide-plank floors, high ceilings, a double-sided brick fireplace painted white and expansive sliding-glass doors that open to the back patio and pool area.

A spacious dining area with more sliding-glass doors is on the other side of the fireplace. It is open to a kitchen with custom-made cabinetry, open shelving, stainless steel appliances, a new center island and glass doors that open to the front yard.

Two bedrooms are off a hallway extending from the living room. The primary suite has sliding-glass doors that open to the backyard; a walk-in closet; and a bathroom with a soaking tub and separate shower. The second bedroom is currently used as a home office.

The other three bedrooms are off the dining room. Two are connected by a shared bathroom; the third has an en suite bathroom with a combined tub and shower.

Outdoor space: The back patio is partially covered by a roof overhang that creates a shaded area for lounging. A barbecue is at the far end of the patio, near a pergola-covered area used for dining. The new pool is surrounded by grass. The attached garage holds two cars.

Taxes: $27,492 (estimated)

Sacramento | $2.15 Million

A 1909 Craftsman-style house with six bedrooms and three and a half bathrooms, on a 0.3-acre lot

This house, listed on the National Register of Historic Places, was designed by George C. Sellon, the first state architect of California. Many of its original details remain intact, although the HVAC system and the roof have been updated. It is near a small park accessible to neighborhood residents, and within walking distance of a coffee shop, a bicycle shop and a hardware store on I Street. A vegan restaurant, a comic book store and a tapas restaurant are also nearby.

California State Capitol Park is a 10-minute walk. The Sacramento River waterfront is less than two miles away.

Size: 3,680 square feet

Price per square foot: $584

Indoors: Shallow paved stairs lead up to the covered porch. The front door opens into a foyer with hardwood floors, original wood molding and a staircase with carved details.

To the right is a living room with leaded-glass windows and a fireplace flanked by original cabinetry. The dining room, off this space, has more original wood molding and access to an enclosed porch with street-facing windows.

A butler’s pantry connects the dining room to a sunny kitchen with a yellow-enamel vintage range and white cabinetry with butcher-block counters. From the kitchen, steps lead down to a hallway with access to a powder room and a paneled study with original woodwork and built-in cabinets.

Four bedrooms are on the second level, reached from the main staircase in the foyer, which passes a wide landing illuminated by a long window. The expansive primary bedroom faces the back of the property and has an en suite bathroom with a claw-foot soaking tub. The bedroom next door, which currently holds two twin beds, has access to an enclosed sleeping porch used as a playroom. It shares a full bathroom with the other two bedrooms, at the end of the hall.

Two more bedrooms are on the third floor; they share a bathroom with a claw-foot tub.

Outdoor space: The property is a double lot and includes a carriage house that could be used as a garage or workshop. The area between this building and the main house is landscaped with grass and palm trees.

Taxes: $26,880 (estimated)

Through a wide doorway is a dining room with enough space for a long table and access to a different patio.

The kitchen, off the foyer, was updated by the seller during a recent renovation. It has stainless steel appliances, including a range with an electric cooktop, and a breakfast area with a built-in bench and a wet bar. A new powder room is also on this level, off the foyer.

All three bedrooms are on the second floor, reached from stairs in the foyer.
